By using our services, you agree to these Terms, as well as our Privacy Policy and any other policies or agreements referenced herein. If you do not agree to these Terms, you must not use our services.
Services Provided
- Property Management: We manage all aspects of your short-term rental property, including listing creation, guest communication, booking management, and property maintenance.
- Platforms: Our services are primarily provided on third-party platforms such as Airbnb and Booking.com. By using our services, you agree to comply with the terms and policies of these platforms.
- Service Customization: We may tailor our services to meet your specific needs, as outlined in your service agreement.
Eligibility
- Property Ownership: You must be the legal owner or have the legal right to manage the property that we will be managing on your behalf.
Fees and Payments
- Service Fees: The fees for our services are detailed in your service agreement and are payable as specified therein.
- Payment Methods: We accept common payment methods, including credit cards and bank transfers. By providing payment information, you authorize us to charge the applicable fees.
- Late Payments: Any late payments may incur additional fees or interest as outlined in your service agreement.
Cancellations and Refunds
- Service Cancellation: You may cancel our services in accordance with our Cancellation Policy. Any applicable fees for cancellation will be detailed in your service agreement.
- Refunds: Refunds, if applicable, will be processed in accordance with our Refund Policy.
User Responsibilities

- Compliance: You agree to comply with all local, state, and federal laws, as well as the terms and conditions of any third-party platforms on which your property is listed.
- Property Standards: You are responsible for ensuring that your property meets all safety, health, and habitability standards required by law.
Limitation of Liability
- Service Use: Onixe LLC will not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of our services.
- Platform Issues: We are not responsible for issues arising from third-party platforms, including but not limited to, booking errors, platform outages, or guest disputes.
- Maximum Liability: Our total liability to you for any claims arising out of or relating to our services will not exceed the amount paid by you to us for the services in question.
Termination
- Termination by You: You may terminate your service agreement with us at any time, subject to the terms of the Cancellation Policy.
- Termination by Us: We reserve the right to terminate or suspend your service agreement if you breach these Terms or for any other reason, as determined at our sole discretion.
Changes to These Terms

Governing Law
